West Kelowna is a short drive over the Bennett Bridge from our office near South Pandosy, and Pacific Painting Kelowna paints homes and businesses on the Westside as part of our core service area. Most West Kelowna addresses are 10 to 20 minutes from Pacific Avenue, depending on bridge traffic and which side of Mount Boucherie you live on. That short hop means we can fit Westside walkthroughs into the same day as Kelowna ones.
The city takes in Shannon Lake, Rose Valley, Glenrosa, Lakeview Heights, Casa Loma, Smith Creek, Gellatly and more, many of them climbing the slopes above Okanagan Lake and around Mount Boucherie. West Kelowna Neighbourhoods We Serve
West Kelowna was formed from several older Westside communities, and each one still has its own character. This is what we tend to find in each.
Shannon Lake and West Kelowna Estates
Shannon Lake grew up around its small lake and golf course, mostly with newer family homes. West Kelowna Estates sits higher to the north, with bigger lots and long views over the water.
Homes here often have fibre-cement siding and large decks, so stain and trim work comes up as often as new wall colour.
Glenrosa and Rose Valley
Glenrosa sits high on the hillside above Westbank, with many homes from the 1970s and 1980s and newer infill between them. Its elevation brings cooler nights and a shorter exterior season than streets down by the lake.
Rose Valley, near the reservoir and regional park, mixes older houses with newer builds. Basement suites are common in both areas, and suite turnovers are a steady part of our Westside work.
Lakeview Heights and Casa Loma
Lakeview Heights is a bench of view homes and vineyards above the lake, while Casa Loma runs down to the water just south of the bridge. Both are full of homes designed around the view, with large windows and decks facing the lake.
That glass means a lot of window trim and sills, and they weather quickly where sun and lake spray hit.
Westbank Centre and Boucherie Road
Westbank Centre is the city's original commercial core, with storefronts, offices and apartments around Main Street. Boucherie Road links wineries on the Westside Wine Trail, where tasting rooms and patios have a narrow window for repainting.
Getting to West Kelowna
Our route is simple: across the Bennett Bridge on Highway 97 and up the Westside. Rose Valley and Casa Loma are closest to the bridgehead, while Glenrosa, Smith Creek and Gellatly take a little longer.
Bridge traffic is heaviest at weekday rush hours, so mid-morning and early evening are the easiest times for a Westside walkthrough. Since we are open 7 days a week, a Saturday or Sunday visit works too.
Hillside Homes, Lake Views and Afternoon Sun
The Westside looks east across Okanagan Lake, which changes how sun and weather hit a house compared with Kelowna's side of the water.
- Lake-facing walls and decks take bright morning sun and the wind that runs along the lake. Stain on the view side of a deck usually wears out well before the sheltered boards.
- South and west walls get the full heat of the afternoon, often on the street or garage side of a hillside home. That is where we see the worst fading and chalking.
- Downhill elevations on sloped lots can be two or three storeys tall. Reaching them safely may take extra ladders or staging, which is a real cost driver here.
- Higher neighbourhoods like Glenrosa and West Kelowna Estates warm up later in spring and cool sooner in fall, so we book their exteriors toward the middle of the season.

Painting After the 2023 Wildfire
The McDougall Creek wildfire in August 2023 was a very hard time for many West Kelowna and Westbank First Nation families. For some, recovery has taken years.
If your home was rebuilt, we can paint the new interior once the drywall is finished, working to your builder's schedule. If it was spared but sat in smoke, the first step is cleaning, because ash and soot residue on siding, soffits and decks has to come off before a new coating will bond.
Smoke odour inside a home is a separate problem from smoke on the outside. It usually needs professional cleaning first, and sometimes an odour-sealing primer before any finish coats go on.

West Kelowna Painting Questions
How do I know if my property is in West Kelowna or on Westbank First Nation land?
Your property tax notice is the quickest check, because WFN properties are taxed by Westbank First Nation rather than the City of West Kelowna. Leasehold homes will also have lease documents that refer to WFN. If you are unsure, give us the address when you book and we will confirm which rules apply.
When is the best time to paint a West Kelowna exterior?
Most exterior work runs from May to early October, when temperatures hold above about 10°C and walls dry before evening dew. Higher neighbourhoods such as Glenrosa have a slightly shorter season than the lakeside streets, so book those early.
