Suite Turnovers Between Tenants

A turnover repaint has one job: get the suite rent-ready fast without cutting corners that show up at the next inspection.

  • Walk the suite at move-out. We note anchor holes, scuffs, smoke or water staining and any damage worth photographing for the deposit record.
  • Patch and spot prime. Holes are filled and sanded, and stains are sealed with a shellac or oil-based stain blocker so they do not bleed through.
  • Paint to your schedule. Walls, ceilings, trim and doors get your building's standard colours and sheens, so touch-ups match from suite to suite.
  • Hand back clean. Floors are swept, fixtures wiped and leftover paint labelled by suite and surface for the maintenance room.

Most one and two bedroom suites take one to two days, longer if there is smoke damage or heavy patching. The BC Residential Tenancy Branch lists the useful life of interior paint at 4 years in Policy Guideline 40, which helps landlords plan repaint cycles and assess damage claims.

Corridors, Stairwells and Common Areas

Common areas see luggage, moving dollies and bikes every day. We pick finishes that clean up and touch up well, then work floor by floor so residents always have a clear route.

  • Corridor Walls

    We use a scrubbable eggshell or satin on corridor walls, often with a darker or tougher finish on the lower third where carts hit. Each floor is painted in a single day where possible, so smell and drop sheets do not linger.

  • Suite Doors and Frames

    Door frames and suite entry doors get a hard-wearing waterborne enamel. Fire-rated doors and frames are painted with their labels masked, never painted over, so inspections still pass.

  • Exit Stairwells

    Lobbies set the first impression for tours and new tenants. We schedule them early in the morning or after hours and use low-odour products throughout.

Full Exterior Repaints

Multi-storey exteriors combine siding, stucco or fibre cement, wood or metal trim, balcony soffits and dozens of railings. Every material gets its own prep, from washing and caulking siding joints to scraping and spot priming wood fascia.

Balconies are usually the slowest part of the job. Railings are cleaned back and primed where rusted, glass panels are protected, and balcony membranes are masked rather than painted.

Resident Notices and Access

Good communication is what keeps a painting project in an occupied building from turning into a stack of complaints.

  1. Building-wide notice

    We draft a notice for the manager to post one to two weeks ahead, covering dates, work areas, parking changes and a contact number.

  2. Suite entry notice

    The BC Residential Tenancy Act requires landlords to give tenants written notice at least 24 hours before entering a rented suite, stating the reason and a time between 8 a.m. and 9 p.m. We give the manager our schedule early so notices go out on time.

  3. Balcony and window reminders

    Before balcony work, residents are asked to clear plants, furniture and barbecues and to keep windows closed on their painting day.

  4. Parking moves

    Stalls next to the work area are flagged a few days ahead so vehicles can be moved away from lifts and overspray.

Strata Councils and Depreciation Reports

Strata repaints need planning long before a painter is booked.

Most councils time an exterior repaint against the depreciation report and the contingency reserve fund. Under the Strata Property Act, the strata corporation controls common property, and a significant change to how it looks can require a three-quarter vote at a general meeting.

  • Certificate of Insurance

    We provide a certificate of liability insurance before work starts. Ask early if your contract needs the owner or strata corporation named as an additional insured.

  • WorkSafeBC Clearance Letter

    A current clearance letter confirms our WorkSafeBC account is in good standing. That protects the owner from liability for unpaid premiums.

  • Site Safety Plan

    Exterior and stairwell work comes with a written safety plan covering access equipment, fall protection, cordons and fire exits. Copies go to the manager before mobilization.

  • Hazardous Materials Survey

Apartment Painting FAQs

Can you paint occupied suites?

Yes. We schedule each suite with the manager and tenant, move and cover furniture, and pack up at the end of every day so the suite is livable each night. Low-odour paints mean tenants rarely need to leave.

Do you offer standing rates for suite turnovers?

Yes. After walking a sample of your suites, we can set a written rate sheet by suite type and scope, such as walls only or walls, ceilings and trim. Damage beyond normal patching is priced separately so the base rate stays predictable.

How do you handle residents who are home during work?

Residents get advance notice through the manager, and our crew introduces itself on arrival. We keep noise and drop sheets to the work area and send any concerns to the site lead. Anyone working from home can ask for their suite to be painted in the morning or afternoon block.

How far ahead should we book an exterior repaint?

For a summer exterior, start getting proposals in winter or early spring. Councils need time for owner approval and colour votes, and the painting season fills up early.
