Painting Costs in Kelowna: What to Expect in 2026

How much should painting cost in Kelowna? The honest answer is a range, and this page publishes the ranges Pacific Painting Kelowna actually quotes. We are a residential and commercial painting contractor on Pacific Avenue near South Pandosy, and our painters have priced and painted Okanagan homes and businesses for more than 15 years.

Prices vary because no two jobs share the same prep, wall height, colour change or access. A bedroom in a Rutland split-level and a great room under a vaulted ceiling in the Upper Mission can differ by more than double, even when the paint and the painter are the same. Below you will find typical ranges for interior rooms, whole homes, exteriors, cabinets, decks, epoxy floors and commercial spaces, plus worked examples and the factors that push a number up or down.

All figures are in Canadian dollars and include paint, primer and materials unless a line says otherwise. They are typical ranges, not quotes: your real price comes from a written, itemised estimate after we walk through the space. We serve homeowners, landlords, property managers, builders and businesses across Kelowna, West Kelowna, Westbank First Nation lands and Lake Country, and we review and update these numbers every year so they reflect current Okanagan labour and material costs.

Interior Painting Costs

Interior work is priced room by room, then adjusted for ceilings, trim and repairs. These ranges cover walls with two finish coats and standard patching.

Interior projectTypical range (CAD)Notes
Bedroom, walls only$450 to $850Size, patching and colour change set the spot in the range
Living room or great room$800 to $1,800Higher walls need planks or scaffolding
Bathroom (walls, ceiling, trim)$400 to $900Moisture-resistant finish included
Two-storey stairwell$900 to $2,000Staging and railing masking add time
Main floor, walls only$3,000 to $6,500Kitchen, living, dining and halls
Whole interior (walls, ceilings, trim)$8,000 to $18,000+Home size, ceiling height and trim count
  • Cost to Paint One Room (12x12 Example)

A 12x12 bedroom with 8-foot ceilings has roughly 384 sq ft of wall, before windows and doors. Walls alone usually price at $450 to $850, depending on how many nail holes and dents need filling and whether the colour change needs a primer coat.

Add the ceiling ($250 to $600), about 48 linear feet of baseboard at $2 to $4 per foot, and one door with casing ($120 to $200). Done top to bottom, that same room typically lands around $900 to $1,850.

  • Cost to Paint a 1,500 or 2,000 Sq Ft Home Interior

A 1,500 sq ft rancher is close to one big main floor, so walls only usually fall in the $3,000 to $6,500 range. Add ceilings, doors and baseboards and the job moves into the lower part of the $8,000 to $18,000+ whole-interior range.

A 2,000 sq ft, four-bedroom two-storey adds a stairwell and more doors. Walls only often run $4,800 to $9,900 (four bedrooms plus the main floor), while a full interior with ceilings and trim usually sits mid-range or higher, especially with vaulted ceilings.

  • Ceilings, Trim, Doors and Basements

Add-ons change totals more than people expect, because trim and ceilings are slower to paint than open wall. Most whole-home quotes split them out line by line so you can choose.

Read more on our ceiling painting, trim and baseboard painting and basement painting pages.

Add-onTypical range (CAD)
Ceiling, standard room$250 to $600
Vaulted or great-room ceiling$600 to $1,500
Baseboards$2 to $4 per linear foot
Crown moulding$3 to $6 per linear foot
Interior doors (both sides, with casing)$120 to $200 each
Finished basement walls$2,000 to $5,000
Unfinished concrete foundation walls$1.50 to $3 per sq ft of wall
Low-VOC product upgradeUsually 0% to 10% over a standard premium line

Exterior Painting Costs by Home Size and Siding

Exterior prices depend on the siding, the height of the walls and how much scraping, washing and caulking the surface needs first.

Exterior projectTypical range (CAD)
Typical two-storey home, wood or fibre-cement siding$5,000 to $12,000
Stucco home$6,000 to $14,000
Brick home (first-time painting)$6,000 to $15,000

A single-storey bungalow usually sits toward the low end of each range, while a tall walkout on a Black Mountain or Lakeview Heights slope sits higher because of ladders, lifts and staging. Wood siding with peeling paint takes the most scraping and priming, and Hardie board in good shape takes the least.

Stucco needs more paint per square foot because of its texture, and brick needs a breathable masonry primer. See exterior house painting, stucco painting and brick painting for how each surface is prepared.

  • Soffits, fascia and siding newly painted on a Kelowna home
  • Stucco house exterior in Kelowna repainted warm cream with elastomeric coating
  • Brick house exterior painted a uniform warm white with breathable masonry paint

Kitchen Cabinet Painting Costs

Cabinets are priced by the number of doors and drawer fronts, because every one is removed, cleaned, sanded, primed and finished on both sides.

A typical Kelowna kitchen costs $4,000 to $8,500 to paint. For larger kitchens, islands, vanities or built-ins, we price at about $120 to $200 per door or drawer front.

Where you land depends on the door style, the current finish, and whether the boxes, end panels and crown are included. Shaker doors with deep profiles take longer than flat slab doors, and old oil-based or glossy factory finishes need extra bonding prep.

Repairs and Prep Work: Drywall, Wallpaper and Stains

Prep is the part of a quote most often left vague. We price it openly, because it is the part that decides how long the finish lasts.

  • Drywall Repair

Small patches done as part of a painting job add $75 to $250 each, depending on size and how many coats of compound they need. A standalone repair visit, such as a water-damaged ceiling patch, runs $350 to $900.

Our drywall repair and painting service covers holes, cracks, corner bead and skim coats.

  • Wallpaper Removal

Removal costs $2 to $4 per sq ft of wall, plus repainting. The spread comes from how the paper was hung: strippable vinyl over primed drywall comes off fast, while paper glued to unsealed drywall can tear the face paper.

Torn paper needs sealing and skim coating before paint, which we flag at the walkthrough. Details are on our wallpaper removal page.

  • Stains, Smoke and Odours

Water stains, nicotine, marker and smoke residue bleed through ordinary paint. Sealing them with a stain-blocking primer is listed as its own line, priced by the area involved.

A colour consultation is also itemised separately, at $150 to $250 per in-home session.

Decks, Fences, Pergolas and Sheds

Outdoor projectTypical range (CAD)
Deck staining$3 to $6 per sq ft
Fence staining, one side$4 to $8 per linear foot
Fence staining, both sides$7 to $13 per linear foot
Pergola or patio cover$700 to $2,500
Shed or outbuilding$500 to $1,800
  • Old coating. Stripping a failing solid stain costs far more than cleaning and recoating a semi-transparent one.
  • Board condition. Grey, sun-damaged wood needs a wood cleaner or brightener and sanding before stain will soak in evenly.
  • Spindles and lattice. Railings, balusters and pergola rafters are slow, hand-brushed work that raises the per-foot price.

See deck and fence staining, pergola and patio cover painting and shed and outbuilding painting for what each job includes.

  • Cedar privacy fence newly stained a honey tone
  • Backyard pergola freshly painted white over a patio in Kelowna
  • Wooden shed repainted sage green around the window

Epoxy Floor Costs

Floor coatings are priced by area and by system. Prep, mainly grinding the concrete and repairing cracks, is a large share of the cost.

FloorTypical range (CAD)What is included
Single garage$1,800 to $3,200Grind, crack repair, base coat, full flake broadcast, clear topcoat
Double garage$3,000 to $5,500Same flake system on a larger slab
Commercial floors$5 to $12 per sq ftDepends on system, film thickness, slip resistance and downtime

Oil-soaked slabs, moisture coming up through the concrete and old sealers that must be ground off all add to the price. Compare systems on our garage floor epoxy and commercial epoxy floor coatings pages.

Commercial Painting Pricing

Commercial interiors are usually priced per square foot of wall, while large exteriors are quoted per project after a site visit.

Commercial projectTypical range (CAD)
Offices, retail and restaurant interiors$1.25 to $3.00 per sq ft of wall
After-hours or weekend workUsually adds 10% to 20%
Commercial kitchen$2.00 to $4.00 per sq ft of wall and ceiling
Apartment turnover (1 to 2 bedroom)$1,200 to $2,500 per unit
Apartment corridors$1.50 to $3 per sq ft of wall
Exterior commercial and apartment buildingsQuoted per project; mid-size buildings commonly $25,000 to $150,000+
Line striping, existing lots$4 to $8 per stall; minimum call-out $350 to $500
Arrows and stencils$40 to $120 each
Graffiti paint-out$250 to $600 per visit for typical tags
Metal railings$15 to $35 per linear foot
  • Per Square Foot or Per Project?

We measure the wall area, not the floor area, then apply a rate that reflects surface, height and finish. Square-foot pricing suits repeatable spaces like offices and corridors.

Exteriors, parkades and mixed-use buildings are quoted per project, because access, lifts and phasing vary too much for a flat rate.

  • Lifts, Access and After-Hours Work

Boom or scissor lift rental, traffic control and night shifts appear as separate lines, so you can see what access costs. Read painting your business without closing for scheduling options, or browse our commercial painting services.

What Moves a Painting Price Up or Down

Two quotes for the same house can be thousands apart. These are the factors behind most of that gap, and the ones to ask about when comparing.

  • Prep and Repairs

Patching, sanding, caulking, scraping and priming are the slowest parts of any job. A wall in rough shape can take longer to prep than to paint.

  • Height and Access

Anything over about 10 feet needs planks, extension poles, scaffolding or a lift. Stairwells, vaulted ceilings and steep lots all add setup time.

  • Colour Changes

Going from deep red or navy to white usually needs a tinted primer plus two coats. More colours per room also means more cut lines.

  • Paint Grade

A premium line costs more per can but covers and wears better. Details on the brands we quote are on our paints and products page.

  • Occupied or Empty

Furnished rooms take time to move, cover and reset. An empty suite between tenants or a house before move-in paints noticeably faster.

  • Season and Weather

Exterior work only runs from roughly May to early October, so summer slots book up first. Heat, smoke and rain delays are built into exterior schedules, as our guide to the best time to paint an exterior explains.

How Much Do Painters Charge per Hour in BC?

Hourly rates for painters in BC vary widely with experience, insurance, WorkSafeBC coverage and whether the rate includes materials. A low hourly rate can still produce a high bill if the job runs long.

We quote a fixed price for a defined scope instead of billing by the hour. You know the total before work starts, and the risk of a slow day sits with us, not you.

Hourly billing can suit small, open-ended jobs like a list of touch-ups. Whoever you hire, get the rate, what it includes and an expected range of hours in writing first.

How to Compare Painting Quotes Side by Side

The lowest number is only a bargain if it covers the same work. Line up each quote against these points before you decide.
