Stucco Painting and Repair in Kelowna

Stucco is one of the most common exterior finishes in the Okanagan, and much of it is now several decades old. Pacific Painting Kelowna repairs and repaints stucco homes across Kelowna, West Kelowna, Westbank First Nation lands and Lake Country. For more than 15 years we have dealt with the cracks, fading and failed patches that older stucco develops in this climate.

Many homes built through the 1990s building boom, in areas such as Glenmore, Dilworth, Rutland and the Westside, still wear their original cement stucco and colour coat. That finish has had three decades of hot summers, strong UV, sprinkler spray and freeze-thaw winters. We diagnose what the wall needs first, fix cracks and patches so they disappear, and only then apply a coating suited to your stucco.

Homeowners, strata councils, property managers and sellers call us for stucco work, often after a home inspection flags cracking or a strata depreciation report puts a repaint on the schedule. Common Stucco Problems We See

We look closely at every wall before quoting, because each of these problems has a different cause and a different fix.

  • Hairline and Map Cracking

    Fine cracks in a web pattern come from the stucco shrinking as it cured. They are cosmetic, but they let water in and show through thin paint.

  • Cracks at Window and Door Corners

    Diagonal cracks running from the corners of openings are stress cracks from framing movement. They often reopen, so they need a flexible filler rather than rigid patching mix.

  • Chalking and Sun Fading

    South and west walls fade first and leave a powder on your hand. Paint will not stick to that chalk until it is washed off and the surface is conditioned.

  • Efflorescence and Sprinkler Staining

    Okanagan water is hard, and irrigation overspray leaves white mineral rings along the base of the wall. Salt deposits from water moving through the stucco look similar but point to a moisture problem we track down first.

Repair Before You Paint

Paint does not fix stucco. Every crack and soft spot is repaired first, or it shows through the new colour within a season.

  1. Wash and inspect

    A low-pressure wash removes chalk, dirt and cobwebs. It also shows us hairline cracks and hollow-sounding patches that are hard to see on a dirty wall.

  2. Open and fill cracks

    Cracks wider than a hairline are routed into a shallow V so filler can grip, brushed clean, then filled with a flexible patching compound. Stress cracks at openings get a sealant-grade filler that moves with the house.

  3. Cut out failed patches

    Loose, crumbling or badly mismatched patches are cut back to sound stucco and rebuilt in layers. Each layer cures before the next goes on.

  4. Match the texture

    We blend new patches into the wall with a sponge float, trowel or hopper gun, depending on whether your finish is sand, dash or knock-down. Then the whole wall is primed so repairs and old stucco take paint the same way.

Fresh cement patching is strongly alkaline, which can burn ordinary paint. We prime repairs with an alkali-resistant masonry primer such as Sherwin-Williams Loxon, or allow the cure time the product calls for.

Elastomeric or Acrylic Stucco Coating?

This is the biggest decision on a stucco repaint. Both coatings work well on the right wall, and both cause trouble on the wrong one.

We quote a breathable acrylic masonry coating for most Kelowna stucco homes, because it lets the wall dry and keeps the texture sharp. Elastomeric makes sense on walls with widespread, recurring hairline cracking and no moisture issues, such as Sherwin-Williams ConFlex XL over well-repaired stucco.

Painting Stucco in Okanagan Heat

Stucco soaks up summer sun and holds it. A wall that feels warm in the morning can be far hotter than the air by mid-afternoon.

Paint labels list a maximum surface temperature as well as a minimum. Coating a sun-baked wall makes the paint skin over before it can level and bond, which leaves lap marks, pinholes in the texture and a weaker film.

So we follow the shade around the house. West walls get painted in the morning, east walls in the afternoon, and south walls early or late in the day during July and August heat.

Older Stucco and Asbestos

Some stucco and patching compounds used before 1990 contained asbestos. Washing and painting sound stucco does not disturb it, but routing cracks, grinding or cutting out patches can.

For homes built before 1990, WorkSafeBC rules call for a hazardous materials survey ahead of any work that might release asbestos fibres. If your home falls in that range and the repair plan involves cutting or grinding, the stucco has to be sampled and tested before that work starts, and we build that step into the schedule.

  • What Drives the Price

    The amount of repair work matters most, followed by height and access on two-storey walls. Elastomeric coatings cost more per gallon and go on thicker, so they add material cost and labour.

  • How Long It Takes

    A typical stucco house takes about one to two weeks of good weather. Heavy crack repair adds days, because patches need to cure before primer and paint.

Stucco FAQs

Can you paint stucco that has cracks?

Yes, once the cracks are repaired. Hairline cracks are filled or bridged by the coating, and wider cracks are routed and filled with a flexible compound first. Cracks that are wide, growing or uneven on each side can signal settling or water damage, and we recommend having those assessed before painting.

Do you match stucco texture on patches?

Yes, and we are honest about the limits. We match sand, dash and knock-down finishes closely with a float, trowel or hopper gun, and painting the whole wall afterward hides colour differences. A patch can still be visible in raking light up close, especially on a very old or unusual texture.

How often does stucco need repainting?

Is elastomeric paint always better for stucco?

No. It bridges hairline cracks well, but it breathes far less than acrylic and can trap moisture in a damp wall. We only recommend it after checking the wall is dry and the cracks are the kind it can handle.
