How to Choose a Painter in Kelowna

Most people hire a painter once every several years, so few have a system for telling a careful crew from a risky one. The simplest system is to ask every company the same ten questions and compare the answers in writing. We are Pacific Painting Kelowna, a residential and commercial painting company with more than 15 years in the trade, and these are the questions we would want a friend to ask, including of us.

Kelowna has no shortage of painters, from one-person outfits to large franchise crews. Quotes for the same house often differ widely, and the lowest number frequently leaves out prep, primer or the second coat. A good painter answers every question below without hesitation and is happy to put the important answers on paper.

The guide covers WorkSafeBC coverage, business licences and insurance, what a quote should include, written warranty terms and who will actually be in your home. It finishes with five more questions worth asking and the red flags that should end a conversation. It applies whether you are a homeowner in Glenmore repainting a living room, a landlord in Rutland turning over a suite, or a strata council in West Kelowna tendering an exterior.

1. Are You Covered by WorkSafeBC?

This is the question homeowners skip most often, and the one that protects you the most.

WorkSafeBC provides workers' compensation insurance in British Columbia, and any painting company with workers must register and stay in good standing. If you hire a firm that is not, you can be held responsible for premiums it owes. An injury on an uncovered job can also turn into a dispute you never wanted.

Sole proprietors who work alone are not required to cover themselves. That is legal, but anyone who brings helpers to your home needs coverage for them.

2. Are You Licensed and Insured?

"Licensed and insured" is on almost every truck. Here is what it should actually mean.

  • Business Licence

    Painting is not a compulsory certified trade in BC, so "licensed" usually means a municipal business licence. Kelowna, West Kelowna and Lake Country take part in an Inter-Community Business Licence program, which lets a contractor work across participating communities.

    Westbank First Nation requires its own business licence for work on WFN lands. Painter and Decorator is a Red Seal trade, but certification is voluntary and a bonus rather than a requirement.

  • Liability Insurance

    Commercial general liability insurance pays for damage the crew causes to your home, such as a spilled can on hardwood or a ladder through a window. Ask for a certificate of insurance, not just a verbal yes.

    Check the insurer's name, the policy dates and the coverage limit. Strata corporations and property managers often require their name on the certificate before work starts.

3. What Does the Quote Include?

Two quotes can describe completely different jobs. A written, itemised quote is the only way to compare them fairly.

Do painters' quotes include paint? Most professional quotes do, but some list labour only and expect you to buy the paint. Ask, and make sure the product named on the quote is the one that arrives on site.

4. What Warranty Do You Offer in Writing?

A warranty is only as good as its wording. Many local painters do not publish their terms at all, so ask to see them before you sign.

  • Length: how many years, and whether interior and exterior work differ.
  • What it covers: typically peeling, flaking and blistering caused by poor workmanship.
  • What it excludes: usually normal wear, impact damage, fading, and failures caused by moisture or structural movement.
  • How to claim: who you contact, and how quickly they come back.

Be wary of a long warranty that exists only as a verbal promise. A shorter warranty in writing, with clear terms, is worth more.

5. Who Will Be in My Home?

The person who quotes the job is not always the person who paints it.

  • Employees or Subcontractors

    Some companies send their own employees, while others pass jobs to subcontractors. Either can work, but each subcontractor needs its own WorkSafeBC coverage and insurance.

  • Who Leads the Crew

    Ask who will be on site each day and who is in charge. You want one named lead you can talk to about colours, access and any surprises behind the walls.

  • Supervision and Updates

    Find out who checks the work before it is called finished, and how you will hear about delays. A final walkthrough with a touch-up list should be standard.

6 to 10. More Questions Worth Asking

These five questions separate a well-run company from one that is improvising.

  1. 6. Can I see recent local work?

    Ask for photos of similar jobs and reviews on independent sites. A painter who works on Okanagan homes should be able to talk about local issues such as sun damage on west walls or smoke residue.

  2. 7. When can you start, and how long will it take?

    Get a start window and an expected number of working days. Exterior dates also depend on weather, so ask how delays are handled.

  3. 8. How do you protect my home and clean up?

    Listen for drop sheets, masking, furniture covers and daily cleanup. Rooms should be usable each evening during interior work.

  4. 9. What is the payment schedule?

    A modest deposit to hold the date and the balance on completion is common. Be cautious of anyone asking for most of the price before work begins.

  5. 10. How are changes priced?

    Extra rooms or hidden repairs happen. A good painter agrees on the price of a change in writing before doing the work.

Red Flags That Should End the Conversation

Any one of these is a reason to keep looking.

  • No written quote, or a one-line price with no product, coats or prep listed.
  • Unable or unwilling to provide a WorkSafeBC clearance letter or certificate of insurance.
  • Pressure to sign today to keep a special price.
  • Cash only, or a large payment demanded before work starts.
  • A price far below every other quote, with no clear reason.
  • No business address, no business licence, or a phone number that only takes texts.
  • Door-to-door offers to use leftover paint from a job down the street.
