Painting After the Last Sale

Larger stores are painted in sections over several nights, so only one zone is ever affected.
Quick-Dry, Low-Odour Products
We use fast-drying, low-VOC commercial paints that are dry to the touch within hours and ready for a second coat the same night.
That means clothing, linens and other soft goods do not pick up a paint smell when the doors open the next day.
Protecting Stock and Fixtures
Racks and gondolas are rolled away from walls where possible and wrapped in plastic where they cannot move. Merchandise stays on display under covers.
Floors are protected from the entrance to every wall we paint, and we clean before we leave.
Landlord and Shopping Centre Requirements
Most retail spaces are leased, and landlords want proof that a contractor is legitimate before any work begins. Property managers usually ask for the same short list.
- Certificate of insurance. Many landlords want to be named as an additional insured on the contractor's liability policy, and we arrange that with our insurer.
- WorkSafeBC clearance letter. This shows a contractor is registered and in good standing, so the landlord is not liable for unpaid premiums.
- Business licensing. Kelowna, West Kelowna and Lake Country take part in an Inter-Community Business Licence program. Westbank First Nation requires its own business licence for work on its lands, including the commercial areas along Highway 97.
- Access and working rules. Enclosed centres usually set contractor hours, sign-in, loading dock bookings and rules on noise and fumes.
- Approved colours and design criteria. Some landlords control storefront colours and signage bands, so exterior changes may need written approval first.
Storefronts and Exterior Signage Areas
A faded fascia or chipped door frame undermines a sharp interior. We repaint storefront fascias, entry doors, frames and the sign band above the windows.
Timing with your sign company matters. When an old sign comes down it leaves bolt holes and an unfaded outline, so we patch and paint the band before the new sign goes up. Once the new sign is installed, painting around it means masking and cutting in by hand, which takes longer and costs more.
Exterior work in the Okanagan depends on temperature and season, and coatings differ for stucco, metal and wood. Our exterior commercial painting service covers whole plazas and buildings, and graffiti removal handles tags on rear walls and loading areas.
Fixtures, Displays and Feature Walls
Repainting the fixtures you already own is often far cheaper than replacing them. Each surface needs its own primer, or the new colour scratches off.
Slatwall and Melamine
Melamine and laminate surfaces are too slick for paint alone. We clean, scuff-sand and apply a bonding primer such as Sherwin-Williams Extreme Bond or Benjamin Moore Insl-x Stix, then a hard acrylic enamel.
Slatwall grooves are brushed out first so they do not fill with paint and stop holding hooks.
Metal Racks and Shelving
Steel shelving and display frames are degreased, sanded where chipped and spot-primed on bare metal. We finish with a direct-to-metal acrylic enamel that resists chipping from hangers and stock.
Feature Walls
A strong colour behind the cash desk or a main display draws shoppers deeper into the store. Under track lighting, deep colours look darker and show roller marks, so we use a flat-to-eggshell finish and roll each wall in full-height passes.
Franchise Colour Standards
Franchise brand books usually specify the exact paint manufacturer, colour code and sheen for every wall, fascia and fixture. We order the specified product whenever it is available and keep the brand book on site during the work.
When a spec only gives a Pantone or RGB value, the colour has to be computer-matched to a paint, and the result is close rather than identical. We brush out a sample on site and get your approval, or your brand team's, before painting the whole store.
At handover you get a list of every product, colour code and sheen used, by area. That record makes future touch-ups and audits from head office much easier.

Do you work in shopping malls with strict contractor rules?
Yes. We follow centre management's sign-in, access hours, loading dock and insurance rules, and send our certificate of insurance and WorkSafeBC clearance letter before the first shift.
Can you match our brand colours exactly?
If your brand book names a paint manufacturer and colour code, we use that exact product and colour formula, so the match is true to spec. If it only gives a Pantone value or a physical sample, we have it computer-matched and brush out a sample for your approval first.
Can you paint an empty unit before our fit-out?
Yes. Painting an empty unit before fixtures go in is the fastest and least expensive way to do it. We can work alongside your general contractor and return for touch-ups after the fixtures are installed.
