Office Interior Painting in Kelowna

An office repaint only works if your staff can sit down at clean, dry, odour-free desks the next morning. Pacific Painting Kelowna is a commercial and residential painting contractor that paints offices across the Central Okanagan, from single suites Downtown to multi-tenant buildings along Harvey Avenue and the business parks near the airport. We plan every office job around your calendar, your staff and your clients, not around ours.

Our office clients are business owners, office managers, commercial property managers and general contractors finishing a fit-out. Some need one tired boardroom or reception wall freshened before an important client visit. Others need a whole floor of private offices, open-plan workstations, break rooms and corridors repainted in phases while the company keeps operating normally, with each area handed back finished before the next one starts.

Our painters bring more than 15 years of experience, and our crews are licensed, insured and covered by WorkSafeBC. Every office job carries a written 1-year labour warranty, and we quote low-VOC commercial paint lines from Benjamin Moore and Sherwin-Williams by default, so any smell is gone long before your first meeting. Evening, overnight and weekend shifts are available across Kelowna, West Kelowna, Westbank First Nation lands and Lake Country.

  • Open-plan office in Kelowna repainted light grey throughout
  • Private office painted white with a dark accent wall
  • Office break area repainted pale green
  • Office ceiling bulkhead painted a clean flat white

Painting Around Your Business Hours

Office painting has to fit between the last person leaving and the first person arriving. This is how we keep your team working while the walls change around them.

  • Evening and Weekend Shifts

Most office work starts after 5 or 6 p.m. and runs into the night, or over a Friday-to-Monday weekend. You choose the window and we staff it.

Fast-drying, low-odour commercial paints let a room be repainted and back in use the same night, with no tacky walls for chairs to stick to.

  • Phased Floors

Bigger offices are split into zones, such as the east wing one weekend and the boardroom and kitchen the next. Each zone is finished and handed back before the next one opens.

We agree the phase plan in writing, so department heads know when their area is affected.

  • Workstations and Electronics

Desks, chairs and filing cabinets are slid out from the walls and covered in plastic. Monitors, docks and phones stay on desks under covers, not handled by painters.

We ask your IT contact to unplug and secure anything sensitive, such as servers, printers and wall-mounted screens, before the first shift.

  • Clean Morning Handover

Before we leave, furniture goes back where it was, plastic comes off, and floors are vacuumed. Doors that were wet get wedged open with a sign so no one closes them on fresh paint.

A short note for the office manager lists what is done and what comes next.

Professional Offices, Clinics and Agencies

Every kind of office has its own pressure points. These are the workplaces we paint most and what each one asks of us.

  • Law and accounting offices. Private offices lined with files and bookshelves, plus a boardroom that has to look sharp for clients. We work after hours so confidential documents are locked away and never in the way.
  • Real estate offices. Agents come and go at all hours, so we plan around showings and team meetings. A fresh reception area and a feature wall in brand colours do a lot of the selling.
  • Medical and dental clinics. Exam rooms and corridors need scrubbable finishes that stand up to disinfectant wipes. We schedule around patient days and keep every product low-odour.
  • Agencies, studios and tech companies. Open-plan rooms, exposed ceilings and bold colour. Long sight lines show every lap mark, so we roll full walls in one pass.

Painting a law office or clinic often comes with a privacy or access policy. We follow your sign-in rules, work only in the rooms you open to us, and can provide our certificate of insurance and a WorkSafeBC clearance letter before day one.

Finishes for High-Traffic Workspaces

Office walls take chair backs, rolling carts, boots and daily wiping. Choosing the right product for each area matters more than the colour.

AreaFinish we usually quoteWhy
Private offices and open planEggshell in a commercial low-VOC lineHides minor wall flaws under bright LED panels and still wipes clean
Corridors and receptionScuff-resistant eggshell or satinResists the dark marks from carts, bags and chair arms
Break rooms and kitchensSatin or a waterborne epoxy wall coatingStands up to coffee splashes and daily washing
Door frames and chair railsSemi-gloss acrylic enamelHard film that takes knocks and touches up well
Ceilings and bulkheadsFlat whiteHides drywall seams and stops glare from overhead lights

For corridors we often quote a scuff-resistant product such as Benjamin Moore Ultra Spec Scuff-X or Sherwin-Williams Emerald, or a pre-catalyzed waterborne epoxy where carts are constant. In a typical office, Benjamin Moore Ultra Spec 500 or Sherwin-Williams ProMar 200 Zero VOC is our starting point. Our guide to the best paint finish for every room explains sheen in more detail.

Feature Walls and Brand Colours

A single wall in your brand colour behind reception or along a main corridor tells visitors where they are. We match colours from a paint code, a Pantone reference, or a physical sample such as a business card or sign panel.

Screen colours and printed swatches rarely match paint exactly, so we brush out a large sample on the actual wall for you to approve under your own lighting. Deep reds, blues and greens often need a tinted primer and an extra coat for full, even coverage.

If you are refreshing the whole palette, a colour consultation with large sample boards helps you choose neutrals and accents that work together under office LEDs.

  • Office lobby with a freshly painted two-tone accent wall
  • Large paint sample patches on bare drywall for comparing colours in daylight

Tenant Improvements and Lease Turnovers

Much of our office work happens in empty suites, either between tenants or during a fit-out. The goals are speed, a neutral finish and no delays to the move-in date.

  • For Property Managers

When a tenant moves out, we patch anchor holes, repair dinged corners and repaint the suite in your building-standard colour so it shows well to the next tenant.

We keep a record of the colours and sheens used in each suite, which makes the next turnover faster to quote.

  • For General Contractors

On fit-outs we work to your schedule, painting new drywall after the tapers finish and returning for touch-ups after flooring and millwork go in.

We prime new drywall with a proper drywall primer before finish coats, so joints and patches do not flash through.

  • Older Office Buildings

In buildings constructed before 1990, sanding or cutting into old drywall compound or textured ceilings can disturb asbestos. WorkSafeBC requires a hazardous materials survey before that kind of work.

Our pre-1990 hazardous materials guide explains what to check before any renovation starts.

Office Painting Timeline and Pricing

Office jobs are priced on wall area, not floor area, and the schedule depends on how many hours a night we can work.

  1. Walkthrough and measure

We walk the space with you, measure wall area, note repairs and agree which rooms can be closed and when.

  2. Written quote and phase plan

You get an itemised quote, usually within one business day, with products listed and the work split into nights or weekends.

  3. Prep and paint

Each shift covers furniture, patches and spot-primes, then applies two finish coats. Rooms are handed back before staff arrive.

  4. Walk and touch-up

We walk the finished office with you, fix anything on the list, and leave labelled touch-up paint for each colour.

ItemTypical rangeWhat moves the price
Office interior walls$1.25 to $3.00 per sq ft of wall areaRepairs, colour changes, number of colours, ceiling height
After-hours or weekend workUsually adds 10% to 20%Overnight versus evening shifts, number of phases

As a rough guide, a 12 by 12 foot private office with 9-foot ceilings has about 430 sq ft of wall area before doors and windows. The real number comes from a written quote after a walkthrough, and our painting costs in Kelowna page covers other commercial services.

Office Painting FAQs

Can you paint our office over a weekend?

Usually, yes. Most small and mid-size suites, such as a reception area, a row of private offices and a boardroom, can be finished between Friday evening and Monday morning. Larger floors are phased over two or more weekends so every area is handed back complete.

Do you move furniture and computers?

We move desks, chairs, shelving and filing cabinets away from the walls and cover them. We do not unplug or move computers, servers or wall-mounted screens, so your IT team or provider should handle those before we start. Anything fragile or confidential should be cleared from the work area.

Can you work in an occupied building with other tenants?

Yes. We follow the building's contractor rules, book elevators through the property manager, and keep our materials inside your suite. Corridors and shared areas are protected and cleaned before the building opens.

Will the paint smell on Monday morning?

Not noticeably. We use zero or low-VOC commercial paints and keep the building's ventilation running during and after each shift. By the next business day most people cannot tell the office was painted until they see the walls.

Do you paint ceilings and T-bar grids in offices?

Yes, we paint drywall ceilings and bulkheads, and we can repaint metal T-bar grids where the tiles come out. Stained ceiling tiles are usually cheaper to replace than to paint, and we will tell you which makes sense.
