Visitors form an opinion of your business in the short walk between the front door and the reception desk. Lobbies That Take a Beating

A lobby gets more traffic in a week than most rooms get in a year. Paint here has to look premium and survive real abuse.

  • Carts, Luggage and Deliveries

    Hotel luggage carts, courier dollies and moving-day furniture all hit the same walls beside the elevators and entrance doors. We quote a scuff-resistant or pre-catalyzed waterborne epoxy finish on those lower walls, which wipes clean without wearing shiny.

    Where damage is constant, we suggest corner guards or a chair rail before we paint, so the new finish is not knocked off in a month.

  • Door Frames and Elevator Surrounds

    Steel door frames and elevator returns chip at the same height every time. We sand chipped areas smooth, spot-prime bare metal with a rust-inhibiting primer, and finish in a hard acrylic enamel.

    Fire-rated door labels on frames are masked, never painted over, because a painted-over label can be flagged at the next fire inspection.

  • A Touch-Up Plan

    Every lobby gets marked eventually. We leave labelled cans of each colour and sheen with the building manager and note where each product was used.

    Some property managers book us for a quick overnight touch-up visit once or twice a year, which keeps a lobby looking new for far longer between full repaints.

Boardrooms and Meeting Rooms

A boardroom is now as much a video studio as a meeting room. Shiny walls bounce overhead lights into cameras and onto the presentation screen, so we use a matte or low-sheen eggshell finish on boardroom walls.

Colour matters on camera too. A soft mid-tone grey, greige or muted blue behind the main seat flatters faces, while stark white overexposes and strong reds or greens tint skin. We often keep three walls neutral and give the wall behind the head of the table a deeper accent.

Meeting rooms take chair-back dents at the same height all the way round. A washable matte, such as Benjamin Moore Regal Select Matte or Sherwin-Williams Emerald Matte, gives the low glare you want with better scrub resistance than ordinary flat paint.

High Walls, Atriums and Staircases

Two-storey lobbies and open stairwells look impressive and are the hardest walls in the building to paint well. The right access equipment decides both safety and finish quality.

WorkSafeBC requires fall protection when work is 3 metres (about 10 feet) or more above the floor, so our crews use guardrails on scaffolds and harnesses in boom lifts. Lifts sit on plywood or mats to protect tile and polished concrete.

Tall walls need one continuous wet edge from top to bottom, or lap lines show in the light from a big lobby window. Railings and stair stringers in the same space can be done alongside the walls through our metal railing and stairwell painting service.

Feature Walls, Logos and Specialty Finishes

The wall behind reception is your best advertising space. Here are the options we discuss with most clients and how we approach each one.

  • Two-Tone and Accent Walls

    A darker lower band with a lighter upper wall hides scuffs where people brush past and adds height to the room. We set the dividing line with a laser level and seal the tape edge so the line stays crisp.

  • Painted Logos and Graphics

    Simple shapes, stripes and bold geometric graphics can be masked and painted on site. Detailed logos with fine lettering usually look better as cut vinyl or a sign, and we prepare and paint the wall behind them.

  • Metallic and Textured Finishes

    Metallic and textured coatings can lift a reception wall, but they show every flaw in the drywall and are hard to touch up. We tell you at the walkthrough whether a finish is one we apply or one better suited to a specialty finisher.

Overnight Work in Shared Buildings

Lobbies serve every tenant in the building, so the work has to be planned with the people who run it. This is the order we follow.

  1. Meet the building manager

    We confirm working hours, noise limits, contractor sign-in rules and where our crew can park and stage materials.

  2. Book elevators and access

    Service elevators are booked with protective pads, and security arranges after-hours access cards or keys.

  3. Cordon and sign the work zone

    Wet walls are cordoned off with signs, and a clear path stays open to the elevators, mailboxes and fire exits all night.

  4. Reopen before tenants arrive

    Floors are cleaned, cordons come down and we walk the lobby before morning so it opens on time.

Lobby and Boardroom Painting Costs

Every quote is written and itemised after a site walk. These ranges include paint and materials.

  • Lobby, reception and boardroom walls: typically $1.25 to $3.00 per sq ft of wall area, with tall atrium walls at the upper end because of lifts and staging.
  • Overnight or weekend scheduling: usually adds 10% to 20%.
  • Lobby stair railings: $15 to $35 per linear foot, depending on rust removal and coating.

Can you paint a lobby while the building is open?

Yes. We usually work overnight, painting one section at a time behind cordons while a clear path stays open to elevators and exits. By morning the wet zones are dry, the floors are clean and the lobby looks normal.

What colour works best for a video conference room?

Soft mid-tones such as light grey, greige or a muted blue work best on camera. They keep faces natural without the glare of bright white or the colour cast of strong reds and greens.

Do you offer whiteboard or dry-erase wall paint?

Dry-erase coatings are a specialty clear product, and we confirm at the walkthrough whether we will apply the one you have in mind. Either way, these coatings only work on a very smooth, well-primed wall, and that preparation is work we do every day. A rough or patchy base leads to ghosting that never fully wipes off.

How long does a lobby repaint take?

A typical reception area or small lobby takes one or two nights. A two-storey atrium with lifts or scaffolding usually takes three to five nights, depending on height and how much of the floor must stay open.
