Pacific Painting Kelowna restripes parking lots and parkades across Kelowna, West Kelowna and Lake Country, and paints the walls, columns and ceilings around them. We stripe for property managers, strata buildings with underground parkades, shopping plazas, office parks, medical buildings, churches and businesses with their own lots. Typical work includes stall lines and numbers, accessible stalls and symbols, directional arrows, crosswalks, fire lanes, loading zones, curbs and bollards. Lines are laid out from your existing pattern or your approved site plan, never guessed.

We are licensed, insured and covered by WorkSafeBC, and our striping work carries a written 1-year labour warranty against adhesion failures. Most restriping is done at night, early in the morning or one section at a time, so tenants and customers keep somewhere to park. Spring is the busiest striping season in the valley, so property managers often book in late winter to get on the calendar early.

A parking area is more than stall lines. These are the markings and surfaces we take care of in one visit.

  • Stall Lines and Numbers

    Standard, compact and small car stalls restriped over the existing pattern, with stall numbers stencilled for assigned parking.

  • Accessible Stalls and Symbols

    Accessible stalls, hatched access aisles and the International Symbol of Access, painted in the locations your site plan shows.

  • Arrows, Crosswalks and Stop Bars

    Directional arrows, pedestrian crossings and stop bars that keep one-way aisles and ramps flowing safely.

Parkade Walls, Columns and Ceilings

Underground parkades in strata and office buildings are often grey, dim and stained. Painting walls and ceilings white reflects far more of the existing light, so the space feels brighter and safer without new fixtures. Many owners pair it with an apartment and strata repaint of corridors and stairwells.

Coloured columns or a colour for each level help drivers remember where they parked. We paint bands on columns at eye height and hazard stripes at the base, where bumpers and mirrors hit most.

Parkade concrete needs a wash, efflorescence treatment and a breathable masonry coating, because water seeps through walls below grade. Sprinkler heads, fire labels, signs and electrical equipment are masked and never painted.

Layout and Accessible Stalls

Restriping copies what is there. Changing a layout is a different job with rules to follow.

The number, size and location of stalls, including accessible stalls and their access aisles, are set by your approved site plan. Those plans reflect the accessibility requirements of the BC Building Code and the parking rules in the local zoning bylaw.

Before we change a layout, we ask for the approved site plan and confirm current requirements with the City of Kelowna, West Kelowna or Lake Country, as applicable. Accessible stalls usually also need a sign at the head of the stall, which is a separate item from the pavement marking.

On the day, we snap chalk lines from measured reference points and paint with an airless line striping machine for straight, consistent widths. Symbols and arrows are applied with stencils.

Traffic Paint Options

The cheapest paint is not always the cheapest line. Life span depends on traffic, plowing and whether the surface is indoors or out.

For most Kelowna lots, a quality waterborne traffic paint restriped every spring is the best value. Epoxy or MMA makes sense in parkades, on ramps and at busy turns where tires scrub lines away within months. Shops and warehouses with a coated floor can have lines built into their commercial epoxy floor system.

Winter, Snow Plows and Restriping Cycles

Kelowna winters are hard on surface lines. Plow blades scrape the paint, winter sand grinds it down, and freeze-thaw cycles open cracks in older asphalt.

Most outdoor lots in the valley need restriping every spring, after the winter sand has been swept. Traffic paint needs dry pavement and temperatures of about 10°C and rising, so the outdoor season usually opens in April or May.

Parkades are protected from plows, but wet tires carry grit and road salt inside. Lines at ramps, turns and entrances wear first, so we often touch those up between full restripes.

Overnight and Phased Striping

A lot cannot close for a day. This is how we keep parking available while lines go down.

  1. Plan the sections

    We divide the lot or parkade into zones and agree on the order and timing with the manager.

  2. Notify and sign

    Notices go up a few days ahead, and each zone is closed with cones and signs on the night.

  3. Clean the surface

    Each section is swept and blown clear of sand and debris, and oil spots are cleaned so paint bonds.

  4. Stripe and reopen

    Waterborne traffic paint usually dries enough for traffic within an hour in good conditions, so zones reopen in sequence.

Line Striping FAQs

How often should parking lines be repainted?

Outdoor lots that are plowed usually need restriping every year or two, with high-traffic aisles sometimes yearly. Covered parkades can go several years, especially with epoxy line paint. If drivers struggle to see the lines at night, it is time.

Do we need to close the whole lot?

No. We stripe in sections overnight or early in the morning, so most of the lot stays open. Each section is usually back in use within an hour.

Can you change our stall layout?

Yes, as long as the new layout follows your approved site plan or a revised plan approved by the municipality. Old lines are removed by grinding or covered with blackout paint, and grinding gives the cleaner long-term result. We will not paint a layout that reduces required accessible stalls.

Can you paint lines on new asphalt?

Fresh asphalt needs time for surface oils to cure, usually a few weeks, before permanent lines go on. If you need to open sooner, we can apply temporary lines and restripe later.
