Painting Across Kelowna and the Central Okanagan

Every crew from Pacific Painting Kelowna heads out from our office at 1145 Pacific Avenue, a short walk from South Pandosy. From there we paint homes and commercial properties in four core areas: Kelowna, West Kelowna, Westbank First Nation lands and Lake Country. We also travel to rural and lakeside communities anywhere within about a 30-minute drive of Kelowna, from Peachland in the south to Oyama in the north.

In more than 15 years of painting around the valley, we have learned how much conditions change over a short drive. South- and west-facing walls on the hillsides above the lake take the harshest afternoon sun, higher areas such as Joe Rich have a shorter warm season, and properties on Westbank First Nation lands follow a separate set of laws from the city next door. Those differences shape our product choices, our exterior scheduling and the paperwork we prepare.

Homeowners, landlords, property managers, builders and business owners in every area get the same crews, the same written quotes and the same 1-year labour warranty. A single bedroom in Glenmore and a strata exterior in Lakeview Heights are scoped with equal care. We are licensed, insured and covered by WorkSafeBC, and we book walkthroughs seven days a week.

Our Four Core Service Areas

Each area has its own page covering local conditions, neighbourhoods, building styles and the services people book most there.

Our Service Area on the Map

Anything within roughly a 30-minute drive of our Pacific Avenue office is in range. That reaches north into Lake Country, south to Peachland and east into Joe Rich.

What to Know Before You Book in Each Area

Distance rarely changes the work itself, but local rules and conditions change how we plan it. These are the details worth raising at your walkthrough.

AreaDrive from our officeWorth knowing
KelownaMost neighbourhoods within 25 minutesHomes in the Abbott Street and Marshall Street Heritage Conservation Areas may face extra rules on exterior changes
West KelownaAbout 10 to 20 minutesBridge traffic on Highway 97 shapes our start times, so early walkthroughs are easiest to book
Westbank First Nation landsAbout 10 to 20 minutesWFN laws and business licensing apply, and many strata and leasehold communities need approval before exterior colour changes
Lake CountryAbout 25 to 30 minutesLakeside and orchard properties often add decks, fences and outbuildings to an exterior repaint

Wherever you live, strata owners should check their bylaws before changing exterior colours, because the strata corporation controls common property and appearance. Our residential painting and commercial painting pages list every service available in all of these areas.

Other Communities Within 30 Minutes

Rather than build thin pages for every community, we note them here. If your address is close to the edge of our range, call and we will confirm before booking a walkthrough.

  • Peachland

A lakeside district south of West Kelowna along Highway 97, near the southern edge of our range. Exterior jobs here are easiest to schedule early in the season, when longer travel days fit the calendar.

  • Ellison

A rural area north-east of Kelowna close to Kelowna International Airport, with acreages, barns and hobby farms. Sheds, fences and exterior repaints are a natural fit for these properties.

  • Joe Rich

A rural community in the hills east of Kelowna along Highway 33, higher and cooler than the valley floor. Most latex paints need about 10°C and rising to form a proper film, so the outdoor window here is shorter.

  • South East Kelowna

Orchards, acreages and quiet rural roads inside the City of Kelowna, east of the Mission. Older farmhouses here may predate 1990, which changes how we approach sanding and scraping.

  • Oyama

A small Lake Country community on the narrow strip of land between Wood Lake and Kalamalka Lake. It sits near the northern limit of our range, so we confirm travel time when you call.

Business Licensing Across the Valley

Licensing rules depend on whose land a job sits on, not just which town name is on the mailing address.

Kelowna, West Kelowna and Lake Country take part in an Inter-Community Business Licence program for mobile businesses such as trades contractors. It is designed to let a contractor work across participating municipalities without buying a separate licence in each one.

Westbank First Nation is self-governing and sets its own laws, including its own business licence for work on its lands. A licence from a neighbouring municipality does not replace it, so any contractor working on Tsinstikeptum IR 9 or IR 10 needs to follow WFN requirements.
