Deck and Fence Staining in Kelowna
One summer of Okanagan sun is enough to turn bare cedar silver-grey and start splitting the surface of a new pressure-treated deck. Most of our deck and fence work is for homeowners who want their backyard looking cared for again, from a small lakeside deck to a long cedar privacy fence on an acreage. We also stain for landlords and property managers protecting rental decks, sellers getting a yard ready for listing photos, and builders who need new decks finished before handover. Stain only lasts when the wood underneath is properly cleaned, brightened and sanded, so that is where most of our time goes.

What Okanagan Sun Does to Cedar and Pressure-Treated Wood
UV light breaks down lignin, the natural glue that holds wood fibres together. In our dry, high-sun climate that happens fast, especially on horizontal deck boards.
- Greying. Loose, UV-damaged fibres turn silver-grey within months on unprotected wood. Stain applied over that grey layer sits on fibres that are already coming loose.
- Checking and splitting. Hot afternoons dry the surface faster than the core, so boards crack along the grain. Open checks let snowmelt in, which then freezes and widens them.
- Mill glaze. New, planed lumber can have a smooth, compressed surface that blocks stain from soaking in. It is common on new cedar and on pressure-treated boards from the lumber yard.
- Cupping and raised grain. Boards that dry unevenly cup and lift their grain, which makes stain wear through faster on the high edges.
A good penetrating stain with UV-blocking pigment slows all of this down. The more pigment in the stain, the more protection the wood gets from the sun.

Every option trades how much wood grain you see against how long the colour lasts and how it fails when it wears out.

Penetrating, semi-transparent stains soak into the wood instead of forming a skin, so they wear away rather than flake off. Recoating is a clean and stain job, not a full strip. The same logic applies overhead, which is why we usually stain rather than paint the tops of pergolas and patio covers.
Solid stain and paint hide worn, mismatched boards well and suit fences and railings. On a sunny deck floor, though, they often start peeling within a few seasons and then need stripping to bare wood.
Our Deck Staining Process
The same five stages apply to almost every deck we stain, whether it is a new build or a 20-year-old deck being brought back.
Inspect boards and fasteners
We check for soft or split boards, popped nails and loose screws. Popped fasteners are set or replaced so they do not tear sanding pads or catch bare feet.
Clean or strip
Sound decks get an oxygen-based wood cleaner and a low-pressure rinse to lift grey fibres and dirt. Decks with peeling film get a stain stripper to take old coatings back to bare wood.
Brighten the wood
An oxalic acid wood brightener neutralises the cleaner or stripper and removes tannin and iron stains. It restores the wood's natural colour so the stain reads true.
Sand
Once the wood is dry, we sand raised grain, remove mill glaze and soften splinters. Railings and spindles are hand-sanded.
Stain
Penetrating stain is applied with brush, pad or sprayer and worked into the grain, then any excess is wiped back before it skins. Deck floors are done last, working toward the stairs.

Fences, Gates and Privacy Screens
Fences add up to a lot of surface, sit right against gardens and neighbours, and often have a different owner on the other side.
Spraying and Back-Brushing
We spray stain onto long fence runs for even coverage, then back-brush it into the boards right away. Spraying alone leaves stain sitting on the surface, while back-brushing pushes it into the grain and gaps.
Protecting Landscaping and Neighbours
Plants, rock beds, siding and vehicles near the fence are covered before we start. We do not spray on windy days, and we only stain the neighbour's side with their permission, which we ask you to arrange.
Gates and Privacy Screens
Gates, lattice and slatted privacy screens have many edges and end grain. We brush these by hand and seal cut ends and the tops of posts, where water gets in first.
How Often to Restain in Kelowna
Exposure matters more than the brand on the can. These are typical cycles we see on Okanagan properties with a quality semi-transparent stain.

A quick check each spring tells you when it is time. Stripping a failed solid stain is the biggest cost jump, since it adds a full day or more of labour and material. Railings with many spindles, multi-level decks and fences hidden behind dense planting also take longer.

Deck and Fence FAQs
How soon can I stain a new deck?
Once the wood is dry enough to absorb stain and any mill glaze is removed. Sprinkle water on a few boards: if it soaks in within a few minutes, the wood is ready, and if it beads, give it more time. Pressure-treated lumber delivered wet in spring usually needs longer than kiln-dried cedar.
Can you stain composite decking?
Most modern capped composite decking is not designed to take stain, so a coating has little to grip and tends to wear off unevenly. We clean composite with a cleaner made for it instead. Some older, uncapped boards can take a specialty composite coating, and we will tell you honestly if it is worth doing.
Why is my deck stain peeling?
Peeling usually means a film-forming product such as solid stain or paint on horizontal boards, or stain applied over mill glaze or damp wood. Low decks with poor airflow underneath also push moisture up through the boards. The fix is stripping back to bare wood and switching to a penetrating stain.
Do you stain the neighbour's side of a shared fence?
Only with the neighbour's permission, which we ask you to arrange before the job. Many owners split the cost of staining both sides, and doing both at once gives the fence even protection.
