Painters in Lake Country, BC

Lake Country is the district north of Kelowna on Highway 97, past the airport and UBC Okanagan, wrapped around three lakes, and Pacific Painting Kelowna covers it as part of our regular service area. The drive from our Pacific Avenue office takes about 25 to 30 minutes, depending on which ward you are in and how busy the highway is. We plan Lake Country visits so each trip does as much as possible, from the first walkthrough to the final touch-ups.

Few places in the Okanagan pack so much variety into one municipality. Homes on Okanagan, Wood and Kalamalka lakes sit minutes from orchards, vineyards, hobby farms and newer hillside subdivisions, and each comes with its own painting needs. A panelled cottage in Oyama, a vaulted custom home in Carr's Landing and an old packing shed in an orchard call for very different prep, products and equipment.

The Four Wards of Lake Country

The District of Lake Country was incorporated in 1995 from four communities that still serve as its wards. Each has a different mix of homes, land and exposure.

  • Winfield

    Winfield is the largest ward and the District's commercial centre, spread along Highway 97 beside Wood Lake. Family homes, newer subdivisions, shops and offices make it the busiest part of Lake Country for interior repaints.

    Commercial units along the highway and around Main Street often need a refresh between tenants.

  • Oyama

    Oyama sits on the narrow strip of land between Wood Lake and Kalamalka Lake, with orchards on the slopes around it. Older homes and lake cottages here often have wood siding that needs careful scraping and priming.

    Many lakefront places are used seasonally, so we schedule work for when owners are away or just before they arrive for summer.

  • Okanagan Centre

    Okanagan Centre is a quiet community on the east shore of Okanagan Lake, with homes stepping down the slope to the water and vineyards above. Its waterfront exteriors face west into the strongest afternoon sun.

    Wood decks and railings on the lake side wear fastest, and they are often the first thing owners call about.

  • Carr's Landing

    Carr's Landing runs along the east shore of Okanagan Lake toward the north end of the District, with large view homes, acreages and private waterfront. Many homes are custom builds with tall glazing, vaulted interiors and plenty of exterior trim.

    These homes reward careful prep and premium coatings, because getting back up to a two-storey lake elevation for touch-ups is costly.

Getting to Lake Country

We head north on Highway 97 past Kelowna International Airport, and Winfield is usually the first stop. Okanagan Centre and Carr's Landing sit west of the highway toward Okanagan Lake, while Oyama is a little further north between Wood and Kalamalka lakes.

Because of the distance, we like to group Lake Country walkthroughs and keep crews on site for full days once a job starts. That means fewer travel days and a tighter schedule for you.

Lakefront and Hillside Exteriors

With three lakes and steep benches, Lake Country exteriors deal with conditions you rarely see on a flat suburban lot.

  • Morning dew off the lakes. Lakeside walls can stay wet well into the morning, especially in spring and fall. We start on the sunny sides and let shaded walls dry before coating them.
  • Afternoon sun on west-facing benches. Homes in Okanagan Centre and Carr's Landing look west over Okanagan Lake and take the full afternoon heat, so their south and west walls fade and chalk well ahead of the rest of the house.
  • Wind across open water. Exposed decks and railings collect grit and dry out quickly, which wears stain away from the top boards down.
  • Orchard and field dust. Homes beside working orchards and farmland pick up a film of dust, so a thorough wash before painting is not optional.

Acreages, Orchards and Outbuildings

Lake Country still has working orchards, vineyards and hobby farms, and the buildings on them need paint as much as the house does.

  • Barns, Shops and Garages

    Detached shops and barns are usually clad in wood board-and-batten or metal siding. Bare wood gets a penetrating primer and an exterior acrylic finish, while metal is cleaned, spot-primed over any rust and coated with a direct-to-metal paint.

  • Packing Sheds and Farm Buildings

    Older packing sheds and storage buildings are often large and weathered, with silver-grey boards on the sunny sides. Before quoting, we check whether the wood will still hold a film of paint or is better suited to a penetrating stain.

  • Vineyard and Tasting Buildings

    Equipment sheds and tasting room exteriors on open vineyard slopes take full sun all day. We book them for spring or early fall so the work stays clear of harvest.

Interior Painting for Lake Homes and Cottages

Most of our Lake Country work still happens inside the house, and interior painting fits every kind of home here.

  • Lake cottages in Oyama and Okanagan Centre often have wood panelling, older trim and small bathrooms that see a lot of summer moisture.
  • Family homes in Winfield call for durable, washable finishes in kids' rooms, hallways and basement rec rooms.
  • Custom view homes in Carr's Landing bring vaulted great rooms, tall stairwells and long runs of trim that need staging and patience.

Panelled cottages are a common request. Knotty pine or dark wood panelling can be painted, but it needs a stain-blocking primer first so knots and tannins do not bleed through the new colour.

Licensing and Permits in Lake Country

The District of Lake Country requires businesses working in the District to be licensed, and it takes part in the Inter-Community Business Licence program with Kelowna, West Kelowna and other Okanagan municipalities. That program lets a mobile contractor work across participating communities without a separate licence in each one.

A straight repaint rarely needs a building permit, but painting that is part of a renovation or new build follows the District's building process. Older Oyama and Winfield homes built before 1990 may need a hazardous materials check before sanding or scraping, as our pre-1990 home painting guide explains.
