Metal Railing and Stairwell Painting in Kelowna
Rust streaks on a concrete step, flaking handrails and scuffed exit stairwells are more than an eyesore, because they show steel that is losing its protection. Pacific Painting Kelowna paints metal railings, balconies, exterior stairs and building stairwells across Kelowna, West Kelowna and Lake Country. We work on homes, apartment buildings, strata complexes, offices, schools, churches and light industrial sites. Steel, wrought iron, galvanized steel and aluminum each need their own cleaning method and primer, and we follow recognized SSPC surface preparation standards for every one.

Coatings are chosen for the exposure, from direct-to-metal acrylics in sheltered spots to urethane-modified enamels on sunny balconies. Rust Removal and Metal Prep
Paint over rust and the rust keeps growing underneath until the new coat lifts off. We clean steel to a defined standard, published by SSPC (now part of AMPP), so everyone knows what prep is included.

Rust converters can help on tightly bonded rust in pits and seams that tools cannot reach. They are not a substitute for removing loose rust and scale, so we only use them after mechanical cleaning.
Galvanized steel and aluminum do not rust like plain steel, but paint struggles to stick to them. They are degreased, scuff-sanded and primed with a primer made for non-ferrous metal before any topcoat.

Rust-Inhibitive Primers
Bare steel gets a rust-inhibitive primer the same day it is cleaned, before flash rust sets in. Welds, edges and bolt heads get an extra stripe coat by brush, because paint pulls thin over sharp corners.
Direct-to-Metal (DTM) Acrylics
Waterborne DTM acrylics such as Sherwin-Williams Pro Industrial DTM Acrylic and Benjamin Moore's Super Spec HP line resist rust, stay flexible and keep their colour in UV. They are low odour, which suits occupied stairwells and balconies.
Alkyd and Urethane Alkyd Enamels
Alkyd and urethane-modified alkyd enamels, such as Sherwin-Williams Pro Industrial Urethane Alkyd Enamel, level out to a hard, glossy finish on handrails and gates. They take longer to dry and must never go directly on galvanized steel.
Two-Component Urethanes
For steel stairs and railings in harsh exposure, a two-component urethane over an epoxy primer gives the toughest, most fade-resistant film. It costs more and needs careful mixing and handling, so we recommend it where the exposure justifies it.
Balcony and Deck Railings
We paint railings on single-family homes as well as on every balcony of a multi-unit building. On homes the railing is often painted with the deck, and on apartments it is usually one part of a larger apartment and strata repaint.
Decks, balcony membranes and glass panels are protected before any scraping starts. Drop sheets catch paint chips and rust dust, and glass inserts are masked edge to edge so no paint ends up on the glass.
Most railings are brushed and mini-rolled rather than sprayed outdoors, because overspray drifts onto cars, siding and neighbouring balconies. Powder-coated aluminum railings that have chalked can be cleaned, scuffed and painted with a bonding primer and topcoat, which is far cheaper than replacement.

Exit Stairwells in Commercial Buildings
Exit stairwells in offices, apartments and parkades take constant scuffing. They are also life-safety routes, which changes how we paint them.
Scuff-Resistant Walls
Stairwell walls get a scrubbable satin or semi-gloss, often with a darker band along the lower wall where shoulders and carts rub. Concrete block walls are filled and primed first so the finish is even.
Handrails and Guards
Steel handrails and guards are cleaned, spot primed and finished in a hard enamel that resists hand oils and wear. We dry-time each flight before it reopens.
Stair Nosings
A contrasting paint stripe on each nosing helps people see the edge of every step. We add a slip-resistant aggregate so the stripe does not become slippery underfoot.
Fire and Life Safety Items
Sprinkler heads, fire door labels, exit signs, standpipe connections and inspection tags are masked and never painted. A painted sprinkler head has to be replaced, and a painted-over fire door label can fail an inspection.
Okanagan Freeze-Thaw and Exterior Steel
Valley winters swing above and below freezing day after day. Snowmelt runs down railings, pools at post bases and stringer feet, freezes into cracks in the paint and slowly pries the coating away.
De-icing salts make it worse, because chlorides left on steel speed up rust even under paint. That is why the bottom of a stair stringer or the base of a post usually rusts years before the rest of the railing.
- Seal post pockets. We clean and seal where posts enter concrete so water cannot sit in the joint.
- Drain hollow rails. Water trapped inside hollow tube railings can freeze and split seams, so we check for blocked weep holes.
- Rinse each spring. A fresh-water rinse removes salt residue before it does damage.
- Choose sand near steel. Sand or a less corrosive de-icer near painted steel stairs extends the life of the coating.

Metal railings typically cost $15 to $35 per linear foot, including materials. The range depends mostly on how much rust removal is needed and which coating system you choose.

Our 1-year labour warranty covers peeling, flaking or blistering caused by our prep or application. Rust that returns from inside hollow sections or from areas the owner chose not to strip is noted on the quote and not covered.
Railing and Stairwell FAQs
Can you paint galvanized railings?
Yes, with the right prep. Galvanized steel is degreased, scuff-sanded or lightly blasted and primed with a primer made for galvanizing before the topcoat. Alkyd paint applied straight onto galvanized reacts with the zinc and peels, which is one of the most common railing failures.
Should we paint or replace rusty railings?
If the steel is still solid, painting is far cheaper than replacement. Rust that has eaten through the metal, loose posts or cracked welds need a welder first, and we will tell you if we find any.
Can stairwells stay open during painting?
Yes. In buildings with more than one exit stair we paint one at a time, and in single-stair buildings we work in sections so a clear path stays open. Wet areas are marked with signs and barriers, and handrails are painted when the stairwell is quiet.
Can railings be painted in cold weather?
Exterior railings are best painted in the warmer months, when steel temperatures stay well above the dew point. Indoor stairwells can be painted year round.
