How Long Exterior Paint Lasts in Kelowna's Climate

A well-prepared exterior paint job on an Okanagan home usually lasts somewhere between 5 and 15 years, and that wide range is the honest answer. Siding, stucco, trim and decks all wear at different speeds, and so do the four sides of the same house. The calendar is a poor guide on its own. Why South and West Walls Fail First

Walk around any older house in Kelowna and you can usually tell which way it faces just by looking at the paint.

Signs It's Time to Repaint

Use this as a self-check every spring, starting on the sunniest side of the house. One or two signs on one wall means plan ahead; several signs on several walls means repaint soon.

  • Chalking: rub a dark cloth across the siding. A heavy white or coloured powder means the binder is breaking down.
  • Fading: compare a sunny wall to a spot protected by a downspout or the soffit. A big colour difference shows how much UV the paint has absorbed.
  • Cracking: fine hairline cracks, or a crocodile pattern called alligatoring, mean the film has lost its flexibility. Water gets in next.
  • Peeling or flaking: paint lifting at board ends, sills or the bottom course usually means moisture is getting behind it.
  • Bare wood: grey wood showing on window sills, trim tops or deck rails. This is the point where prep and repair costs start to climb.
  • Failed caulking: gaps around windows, doors and trim joints that let water into the wall.
  • Thirsty deck boards: sprinkle water on the deck. If it soaks in instead of beading, the stain has worn through.

How to Make Your Paint Job Last Longer

A few habits cost almost nothing and add years to an exterior finish.

  • Wash the House Once a Year

    A gentle wash with a soft brush and a garden hose removes dust, pollen and cobwebs that hold moisture against the paint. Avoid aiming a pressure washer up under siding laps or straight into stucco.

  • Redirect Sprinklers

    Irrigation that hits the house every morning all summer is one of the most common causes of peeling at the bottom of walls and fences. Adjust heads so they water the lawn, not the siding.

  • Touch Up Caulk and Sills

    Recaulk open joints around windows and trim with a quality exterior sealant before winter. Touch up any bare spots on sills with leftover paint before freeze-thaw cycles force water into the wood.

  • Keep Plants Off the Siding

    Shrubs and vines pressed against a wall hold moisture and invite mildew. Trim them back so air moves freely between plants and the house, and keep soil and mulch clear of the bottom row of siding.

How often should you paint your house exterior?

Most Okanagan homes need a full repaint every 7 to 12 years, with trim, doors and the sunniest walls refreshed sooner. Decks need restaining far more often. The condition of the paint matters more than its age, so use the self-check above each spring.

Do two coats make a difference?

Yes. Two finish coats build a thicker, more even film that takes longer for UV and weather to wear through. A single coat, especially over a colour change, often looks thin on the sunny walls within a few years.

Does more expensive paint really last longer?

Generally, yes, because premium exterior acrylics use more and better binder, which resists UV and stays flexible longer. But prep matters even more. The best paint applied over chalky, dirty or damp siding will still fail early.
