How We Work: Our Kelowna Painting Process and Warranty

Most painting complaints come down to three surprises: a price that grows, a schedule that slips, or a house left in a mess. Over more than 15 years, Pacific Painting Kelowna has shaped a five-step routine that takes all three off the table. It runs the same way on a single bedroom, a strata corridor or a full commercial exterior.

This page walks through each step in detail for homeowners, property managers, builders and business owners in Kelowna, West Kelowna, on Westbank First Nation lands and in Lake Country. You will see what we look at during the estimate, how we prep and protect your space, how many coats go on, and what happens at the final walkthrough. We also cover what we need from you before the first day, and the extra steps older homes built before 1990 can require.

Step 1: Free On-Site Estimate

A firm price needs eyes on the job. We do not quote from a square-footage formula over the phone, because the condition of the surfaces drives most of the cost.

  • What We Look At and Measure

    We measure walls, ceilings and trim room by room, or each elevation of an exterior, and note heights that need ladders, planks or scaffolding.

    We check for cracks, nail pops, water stains, peeling or chalking paint, glossy or greasy surfaces, and any sign of moisture. On older buildings we also note textured ceilings and original drywall that may need testing before sanding.

  • What Your Written Quote Includes

    Your quote is written and itemised, and it usually arrives within one business day of the visit. It lists the scope by room or surface, the prep we will do, the product and sheen for each area, and the number of coats.

    It also shows the price, an estimated number of working days and our warranty terms. Estimates are free and there is no obligation to book.

Step 2: Colour and Product Selection

Colour and product choices are locked in before any prep starts, so nothing changes once the drop sheets are down.

If you already know your colours, we confirm the exact names and codes in writing. If you are stuck between options, our in-home colour consultation uses large painted samples on your own walls, viewed in morning and evening light.

Sheen is chosen room by room: flatter finishes hide wall flaws, while satin and semi-gloss stand up to scrubbing. Our guide to the best paint finish for every room explains the trade-offs in detail.

We name the product line for every surface on the quote, usually premium low-VOC lines from Benjamin Moore, Sherwin-Williams or Cloverdale Paint. See the paints and products we use for why we pick each one.

Step 3: Prep and Protection

Prep takes more hours than painting on most jobs, and it decides how long the finish lasts. This is what happens before any finish coat goes on.

Exteriors add their own steps: loose paint is scraped and feathered, windows and doors are masked, plants and walkways are covered, and rotten trim is flagged for repair before we coat it. If the prep reveals something we did not see at the estimate, we show you and agree on any change in writing before going further.

Step 4: Painting and Daily Cleanup

With prep done, the finish goes on in a set order: ceilings first, then walls, then trim and doors.

  • Two Finish Coats as Standard

    Two coats give full colour, an even sheen and a film thick enough to last. A primer coat is added where needed, so a dark-to-light change may get three applications in total.

  • Hand-Cut Lines

    Ceiling lines and trim edges are cut in by brush, then walls are rolled while the cut-in is still wet. Tape is kept for places where two wall colours meet.

  • Spray, Brush or Roll

    Brush and roller suit most lived-in homes. We spray cabinets, doors, empty new builds and many exterior and commercial surfaces, with full masking first because spray mist travels.

  • Proper Dry Times

    Most latex paints can be recoated after a few hours, but we follow the label for each product. Cool rooms and humid days slow drying, and we wait rather than trap a soft layer under the next coat.

At the end of every working day, brushes and rollers are cleaned, ladders and paint are stacked in one agreed spot, and walkways are cleared. Rooms we have finished are put back together, so you are never living in a full construction zone.

Step 5: Final Walkthrough and Touch-Ups

The job is not done until you have walked it with us and you are happy with what you see.

  • We walk every room or elevation together in good light, and anything you or we spot goes on a written deficiency list.
  • Touch-ups happen before we leave, not on a return visit weeks later, unless a repair needs extra dry time.
  • Masking, drop sheets and debris are removed, switch plates and hardware go back on, and furniture returns to its place.
  • Leftover paint is labelled with the room, colour, sheen and product, and stored where you choose.
  • Your 1-year warranty runs from the completion date, so keep the final invoice with your house records.

Our 1-Year Labour Warranty, in Plain Language

Every job we complete, residential or commercial, interior or exterior, carries a 1-year labour warranty. Here is exactly what that means.

  • What's Covered

    Peeling, flaking, blistering or loss of adhesion within one year of completion, where the cause is our prep or application. That includes a coat lifting off a surface we failed to clean or prime properly.

    When a claim is ours, the repair is done at no cost to you, including the paint.

  • What Isn't Covered

    Cracking or separation from settling or structural movement, and paint failure caused by moisture from roof leaks, plumbing leaks, failed flashing or condensation.

    New damage such as impacts, scrapes or harsh cleaning products, and normal wear and weathering such as foot traffic on decks. Defects in the paint itself fall under the manufacturer's warranty.

    Areas where you asked us to skip prep or repairs we recommended, which we note on the quote at the time.

  • How to Make a Warranty Request

    Call 778-946-5725 or email info@pacificpaintingbc.com with the address, the approximate date of the job, and photos of the problem: one close-up and one wider shot.

    We arrange a time to look at it in person. If the cause is our workmanship, we schedule the repair and fix it at no charge.

Insurance, WorkSafeBC and Business Licensing

Hiring an uninsured or unregistered painter can leave you holding the risk. These are the documents to ask for, from us or from anyone else you are considering.

  • Certificate of insurance. We are licensed and insured, and we will send a current certificate of liability insurance on request.
  • WorkSafeBC clearance letter. Our painters are covered by WorkSafeBC. A clearance letter confirms an employer's account is in good standing, and you can request one through WorkSafeBC to protect yourself from liability for a contractor's unpaid premiums.
  • Business licence. Kelowna, West Kelowna and Lake Country take part in an Inter-Community Business Licence program for contractors who work across those communities. Westbank First Nation sets its own business licensing for work on its lands, separate from the City of West Kelowna.

Older Homes and Buildings: Pre-1990 Hazardous Materials

In buildings built before 1990, some painting prep can disturb materials that contain asbestos or lead. BC has clear rules for this, and we follow them.

WorkSafeBC requires a hazardous materials survey before renovation work that could disturb asbestos in buildings built before 1990. For painters, that usually means sanding or cutting old drywall joint compound, scraping or patching textured "popcorn" ceilings, removing wallpaper over original compound, or opening plaster walls.

If a survey finds asbestos, it must be removed by a licensed abatement contractor with certified workers before we start, a rule that has applied in BC since January 2024. Lead paint is also possible in homes from before about 1990, so old coatings should be tested before any dry sanding or heavy scraping.

What We Need From You Before Day One

A few small things on your side keep the schedule on track and the price where we quoted it.

  • Clear Small Items

    Take down wall art, mirrors and curtains, and pack away ornaments, electronics and anything fragile. We move and cover the large furniture ourselves.

  • Confirm Colours in Writing

    Send final colour names and codes by email before the start date. A last-minute change after prep can push the schedule back.

  • Access and Building Rules

    Let us know about keys, lockbox or alarm codes, and any strata notice, elevator booking or quiet-hour rules. Commercial sites should tell us about sign-in and safety requirements.

  • Pets, Parking and Water

    Keep pets out of the rooms we are working in and leave space for our vehicle. For exteriors, we need an outside tap, sprinklers switched off and items moved away from the walls.

Process FAQs

How soon can you start?

It depends on the season. Interior work is easiest to book from late fall to early spring, while exterior dates from June to September fill first, so book those in late winter or spring. We give you a start date when you accept the quote.

Do I need to be home while you paint?

No. Many clients let us in on the first morning, leave a key or lockbox code, and check progress in the evening. We do ask for a few minutes together at the start to confirm colours, and again at the final walkthrough.

How many painters will be on my project?

Crew size follows the size of the job and the schedule. A bedroom or bathroom usually needs one or two painters, while whole interiors, exteriors and commercial work get a larger crew. Your quote shows the expected number of working days either way.

Do you use subcontractors?

Ask us at the walkthrough and we will tell you exactly who will be working on your home or building. Whoever is on site works to our prep standard and under our 1-year labour warranty, and you can request a WorkSafeBC clearance letter covering the job.
