Repainting Your Kelowna Business Without Closing

Closing for a week to repaint is not an option for most restaurants, shops, clinics and offices. Every lost service, sale or appointment costs more than the paint, and a dining room that smells of fresh paint is no better than a locked door. Almost any commercial interior can be repainted around your hours, and this guide explains how, from overnight shifts and low-odour products to protecting stock and splitting a big space into phases.

Overnight and Weekend Scheduling

The simplest way to avoid disruption is to paint while you are closed. Most businesses fit one of these patterns.

  • Pick Your Quiet Season

    Kelowna's restaurants, patios and shops are busiest from late spring through summer, when visitors fill Downtown, the Pandosy Village strip and the Westside wineries. Many hospitality and retail owners book interior repaints between November and April instead.

    Interior paint does not care about the weather outside, so the off-season is a practical window as long as the heat is on.

    Every shift ends the same way: furniture and fixtures returned, drop sheets lifted, floors swept and the room aired out. Whoever opens in the morning walks into a working room, not a job site.

Commercial interiors typically run $1.25 to $3.00 per square foot of wall area, and after-hours work may add 10% to 20%. Low-Odour Products for Next-Day Opening

Odour is the main reason owners hesitate to paint while trading. Zero and low-VOC acrylics such as Benjamin Moore Eco Spec, Sherwin-Williams Harmony and Cloverdale Horizon have a mild smell that clears quickly with good airflow.

We run fans and the building's ventilation through the shift, and open windows or doors where security allows. A room painted overnight usually has little more than a faint fresh-paint smell by the time staff arrive.

Dry is not the same as cured. Latex paint is dry to the touch within an hour or two, but the film keeps hardening for days to weeks, so we ask staff not to tape up signs, push furniture tight against walls or scrub new paint for the first couple of weeks.

Interior Health expects walls and ceilings in food areas to be smooth, durable and easy to clean, so we use scrubbable finishes there and keep food, dishes and prep surfaces covered or put away. Protecting Stock, Equipment and Electronics

Fresh walls are no use if a till or a rack of stock comes out speckled. Protection is planned room by room at the walkthrough.

  • Retail Merchandise and Fixtures

    We pull fixtures away from the wall, cover stock in plastic sheeting and tape it closed so dust and spatter cannot get in. Fragile or high-value items are best moved by your own staff before we arrive.

  • Office Workstations

    Desks along painted walls are moved out and covered, with any cables we touch labelled so everything goes back the same way. Computers and phones stay put under covers, and we do not unplug equipment unless your IT contact agrees.

  • POS Terminals and Screens

    Point-of-sale terminals, card readers, menu screens and sound systems are covered, never left exposed. If something has to move, your staff disconnect it so it comes back online cleanly in the morning.

  • Kitchen and Bar Equipment

    Cooking lines, hoods, coolers and back-bar shelving are covered and sealed, and open food and glassware are put away first. All coverings come off at the end of each shift so the kitchen can be cleaned and sanitised before prep.

Spraying is fast, but overspray travels and fine mist can set off smoke detectors, so in occupied businesses we mostly brush and roll. If spraying makes sense in a large empty area, we arrange it with the property manager, who may need the alarm monitoring company to put the system on test for the shift.

Phasing Larger Spaces

When a space is too big for one night, or part of it must stay open during the day, we split the work into zones.

  1. Map the zones

    We walk the space with you and divide it into areas that can close one at a time, such as a dining section, a retail department or one side of an office floor.

  2. Agree the order

    Customer-facing areas usually go first or last, depending on your busiest days. Back-of-house rooms and storage can often be painted during business hours.

  3. Seal each zone

    Dust-barrier poles, plastic sheeting and floor protection keep paint in the work area. Signs and a clear route mean customers and staff never brush past wet walls.

  4. Finish, clean, move on

    Each zone is touched up, cleaned and handed back before the next one closes. You never lose more of the space than the plan says.

Phasing takes a little longer overall, because set-up and cleanup repeat for each zone. That trade is usually worth it when the alternative is turning customers away.

Questions From Business Owners

Can you paint a restaurant overnight?

Often, yes. A typical dining room can be painted over one or two overnight shifts, depending on its size, the colours and the repairs needed, and we air the room out before your opening staff arrive.

Does after-hours painting cost more?

Usually 10% to 20% more than daytime work, to cover evening and weekend labour. We can quote both options so you can compare them against the cost of closing.

Will customers smell the paint the next day?

With low-VOC paint and ventilation running overnight, most rooms have only a faint smell by morning. Small rooms with poor airflow may need an extra fan or an earlier finish time.

Do I need my landlord's permission to repaint?

Check your lease, since many commercial leases require landlord approval for alterations, including colour changes. In shared buildings the property manager will also want to know about after-hours access and our insurance.
