Commercial Painting Contractors in Kelowna

When a building needs paint but the doors need to stay open, property managers, contractors and business owners across the Central Okanagan call Pacific Painting Kelowna. We are a Kelowna painting contractor with more than 15 years of experience, running commercial and residential crews from the same Pacific Avenue office. This hub links to all 11 of our commercial services and explains which one fits which kind of property.

We work for property managers and strata councils maintaining apartment buildings, general contractors and builders who need a reliable painting sub on tenant improvements and new construction, and business owners refreshing an office, shop or restaurant. Commercial real estate owners also bring us in to ready a vacant unit for the next lease. Each buyer needs something different, whether that is a predictable unit price, a firm slot in a trade schedule, or no disruption to customers.

Much of our commercial painting happens after hours, on weekends or in planned phases, so staff and customers barely notice we were there. Our commercial painters are licensed, insured and covered by WorkSafeBC, and the paperwork a property manager needs before issuing a PO is ready on request. Every project carries our written 1-year labour warranty.

  • Apartment corridor repainted light grey along the unit doors

Interior Commercial Painting

Choose by the space, not the building. An office floor, a dining room and a commercial kitchen in the same plaza need different coatings, different hours and a different level of disruption planning.

Building Exteriors and Multi-Unit Properties

Exterior and multi-unit projects are planned months ahead, because budgets are often approved a season before the work and the outdoor window runs roughly May to early October. Strata councils can start with our strata and apartment repaint planning guide.

Floors, Parking and Property Upkeep

These services keep a property safe and presentable between full repaints. Many owners book them on a cycle, such as restriping a lot each spring or painting out tags as they appear.

Painting Without Shutting You Down

Closing for a repaint costs more than the paint. We build the schedule around your trading hours, tenants and other trades before we price the job.

  • After-Hours Shifts

Crews start after closing and leave the space clean, ventilated and ready to open in the morning. After-hours work may add 10% to 20% to the price, and the quote shows that line separately.

  • Weekend Work

Offices and professional suites that sit empty on Saturday and Sunday can often be painted in one or two weekends. Furniture and equipment are moved back before Monday.

  • Phased Areas

Large floors, plazas and apartment corridors are split into zones, so only one area is closed at a time. Each zone is signed off before we move on.

  • Low-Odour Products

Zero and low-VOC coatings let staff, diners and residents return the next day without a strong paint smell. Faster-curing products shorten the time a space is out of use.

Our guide to painting your business without closing covers how to plan notices, staffing and sequencing for each type of property.

Safety, Insurance and Paperwork

Property managers and general contractors usually need documents before they can issue a purchase order. These are the ones we are asked for most, and when you can expect them.

DocumentWhat it confirmsWhen you get it
WorkSafeBC clearance letterOur account is registered and in good standing, so you are not on the hook for unpaid premiumsBefore work starts, and again on request for longer projects
Certificate of insuranceOur liability coverage, with your company named as additional insured where requiredWhen the quote is accepted
Safety data sheets (SDS)Hazards, ventilation needs and first aid for every product we bring on siteKept on site for the whole job
Site hazard assessmentLadder, lift and fall-protection plans, barricades and access routesAt the pre-start meeting
Hazardous materials surveyWhether asbestos or lead is present where pre-1990 surfaces will be disturbedBefore any sanding, scraping or demolition, usually commissioned by the owner

For older buildings, our guide to hazardous materials in pre-1990 buildings explains when WorkSafeBC requires a survey and who is allowed to remove what it finds.

Coating Systems and Specs

A commercial coating is a system, not a colour: the primer, the finish and the film build are chosen for the surface and how it is used.

SurfaceTypical systemWhy
Office and corridor drywallAcrylic primer and two coats of a commercial latex, such as Benjamin Moore Ultra Spec 500 or Sherwin-Williams ProMar 200Scrubbable, low odour and easy to touch up
Commercial kitchen wallsBonding primer and a waterborne epoxy, such as Sherwin-Williams Pro Industrial Pre-Catalyzed Waterbased EpoxyStands up to heat, steam and daily sanitizing
Steel railings and doorsRust-inhibiting primer and a direct-to-metal acrylic or urethane enamelHolds colour outdoors and resists chipping
Concrete blockBlock filler, then acrylic or elastomeric finish coatsFills pores so the finish looks even and sheds water
Concrete floorsEpoxy primer and body coat with a polyurethane or polyaspartic topcoatAbrasion and chemical resistance, with UV stability near doors

Many architects' and building owners' specs reference Master Painters Institute (MPI) systems. When a spec names an MPI system or approved product list, we price that exact system and put any proposed substitution in writing. Brand-level detail is on our paints and products page.

Our Commercial Process

Commercial jobs live or die on scope and scheduling. Every project moves through the same five stages.

  1. Site walk

We walk the property with you, measure, note substrates and existing coatings, and ask about hours, access, tenants and other trades.

  2. Written scope and price

You get an itemised scope that lists surfaces, products, number of coats, work hours and exclusions. Unit prices are included for turnovers and repeat work.

  3. Schedule and notices

We agree on start dates, phases and shift times, then supply notice wording for tenants, residents or staff.

  4. Supervised work

A lead painter runs the site each day, keeps areas safe and tidy, and reports progress to one contact person on your side.

  5. Deficiency walk and handover

We walk the finished work with you, fix any listed deficiencies, and hand over colour codes and product data for future touch-ups.

Our process and warranty page covers warranty terms in detail.

Commercial Painting FAQs

What do commercial painters paint?

We paint offices, lobbies, retail stores, restaurants, commercial kitchens, apartment buildings and commercial exteriors. We also coat concrete floors, stripe parking lots, remove graffiti and refinish metal railings and stairwells. Surfaces include drywall, stucco, concrete block, metal and concrete.

How is commercial painting priced?

Interior commercial work in Kelowna typically runs $1.25 to $3.00 per square foot of wall area, with after-hours work adding about 10% to 20%. Exteriors, floors and striping are quoted per project after a site walk. Our guide to painting costs in Kelowna lists ranges for every commercial service.

What's the difference between commercial and industrial painting?

Commercial painting covers buildings people work, shop and live in, using architectural and light-duty protective coatings. Industrial painting involves plant equipment, tanks, structural steel and abrasive blasting to strict coating specifications. That industrial work is not part of our service list, and we will tell you plainly if a job falls outside it.

Can you provide a WorkSafeBC clearance letter?

Yes. Ask for it when you request a quote or before issuing a PO, and we will send a current letter. You can also look up a contractor's clearance status yourself through WorkSafeBC's online clearance letter service.
